Residential and Commercial Roof Skylight Services
Free, No-Obligation Estimates
Normal business hours are Monday through Sunday, 7:00 AM to 10:00 PM. Emergency roofing calls are accepted 24 hours a day when a skylight-related condition is allowing active water entry. Response and available temporary measures depend on weather, safety, location, roof conditions, access, current demand, and crew availability.
Skylight and Roof Evaluated Together
Water appearing near a skylight does not always mean the skylight itself has failed. We consider the unit, flashing, surrounding roofing, penetrations, and visible transitions before recommending work.
Installation With Roofing Details in Mind
Skylight performance depends on more than the window unit. Roof slope, flashing, underlayment, roofing materials, drainage, and installation details all matter.
Clear Repair or Replacement Guidance
When visible conditions allow, we explain whether the practical next step appears to be flashing repair, roofing work, skylight replacement, new installation, or further investigation.
Complete Skylight Services for Homes and Commercial Properties
A skylight is part of the roofing system, not simply a window installed in the roof.
The surrounding roofing materials, flashing, underlayment, roof slope, drainage, framing, and the skylight itself must work together to manage water.
FC Home Improvement provides eligible skylight-related services including:
- New skylight installation
- Replacement of aging or damaged skylights
- Skylight flashing repair
- Skylight flashing replacement
- Roofing repair around skylights
- Skylight installation during roof replacement
- Skylight installation during new roof construction
- Evaluation of water entry around skylights
- Replacement of selected fixed or venting skylights
- Exterior work related to eligible skylight projects
Not every condition around a skylight requires replacement. A leak may originate from deteriorated flashing, roofing materials, underlayment, an installation detail, another nearby roof penetration, or condensation rather than the skylight unit itself.
FC Home Improvement evaluates visible and accessible conditions and explains the recommended scope.
The evaluation is not represented as an architectural, structural-engineering, mold, environmental, building-envelope, or comprehensive indoor-air-quality inspection.
If the condition involves other portions of the roof, visit our Roofing Services page.

Skylight Installation, Replacement, Flashing & Repair
Skylight Installation
FC Home Improvement installs eligible skylights as part of new roofing, additions, roof replacements, and other approved roofing projects.
Installation planning considers the skylight type, roof slope, roofing material, framing, opening size, underlayment, flashing system, and nearby roof transitions.
Interior drywall, painting, electrical work, structural changes, or finish carpentry should only be assumed when specifically included in the written proposal.
Skylight Replacement
Skylight replacement may be appropriate when an existing unit is damaged, deteriorated, difficult to operate, repeatedly leaking, or no longer compatible with available flashing components.
We evaluate the existing opening, roof slope, framing, surrounding roofing, skylight condition, and available replacement products before recommending a replacement.
The final scope depends on compatibility, visible conditions, access, roofing work, and the selected skylight system.
Your Title Goes Here
Not every skylight problem requires replacement. Eligible repairs may involve flashing, surrounding shingles, underlayment, sealant, roofing around the opening, or isolated decking damage included in the approved scope.
Water near a skylight can also come from nearby roofing, valleys, penetrations, roof-to-wall transitions, or condensation.
We evaluate visible and accessible conditions before recommending a focused repair or broader work.
Skylight work often overlaps with the surrounding roofing system. If the problem involves damaged roofing around the opening, visit our Roof Repair Services page. If the skylight is being evaluated as part of a larger roofing project, explore our Roof Replacement Services or New Roof Installation pages.
Is the Water Around a Skylight Actually a Roof Leak?
Not always.
Water or moisture around a skylight can come from several different sources.
Signs more consistent with exterior water intrusion may include:
- Staining that appears after rain
- Dripping during wind-driven storms
- Wet roofing or framing near the opening
- Damaged flashing
- Missing or deteriorated roofing materials
- Water stains extending downhill from the skylight
- Moisture concentrated on one side of the opening
Signs that may involve condensation include:
- Moisture forming on the interior glass
- Water droplets appearing during cold weather
- Moisture occurring without rain
- Condensation that is worse in bathrooms, kitchens, or other high-humidity spaces
- Moisture forming on interior frames or nearby surfaces
Condensation can involve indoor humidity, temperature differences, ventilation, insulation, shaft construction, or other building conditions.
A roofing contractor may be able to identify visible roof-side conditions but may not be able to determine every interior humidity or mechanical cause.
The source should be evaluated before assuming that replacing the skylight will solve the problem.
Should a Skylight Be Repaired or Replaced?
A repair may be practical when:
The skylight unit appears serviceable
The problem is limited to flashing or surrounding roofing
Compatible flashing components are available
The unit is operating correctly
Damage is confined to a repairable exterior area
The surrounding roof system remains serviceable
Replacement may be more practical when:
The skylight itself is damaged
Components are deteriorated
The unit repeatedly leaks after surrounding conditions are addressed
Compatible replacement flashing is unavailable
The skylight is difficult or impossible to operate correctly
The unit is being incorporated into a full roof replacement
The existing model is obsolete
Repair costs are becoming unreasonable compared with replacement
Age alone does not determine whether a skylight must be replaced.
Condition, compatibility, flashing, roofing materials, installation, operation, available replacement parts, roof work, and the intended project scope should all be considered.
Our Skylight Installation and Replacement Process
Step 1 — Tell Us About the Property
Provide:
- Property address
- Residential or commercial use
- Number of skylights
- Approximate skylight location
- Existing or new installation
- Visible leak or damage
- Roof type
- Any planned roof replacement
- Interior access considerations
Step 2 — Evaluate Visible Conditions
Depending on the project, we evaluate accessible conditions involving:
- Skylight unit
- Roofing materials
- Flashing
- Roof slope
- Underlayment
- Penetrations
- Decking
- Nearby valleys or walls
- Interior staining related to the reported problem
- Existing roof condition
The evaluation is not represented as an engineering, structural, environmental, mold, or comprehensive building inspection.
Step 3 — Determine the Recommended Scope
The recommendation may involve:
- Roofing repair
- Flashing repair
- Flashing replacement
- Skylight replacement
- New skylight installation
- Roof replacement with skylight work
- Further investigation
- Another qualified trade where necessary
Step 4 — Written Proposal
The written proposal should identify:
- Skylight product when applicable
- Flashing system
- Roofing work
- Underlayment work
- Opening or decking work included
- Interior work included or excluded
- Known allowances
- Important exclusions
- Access requirements
- Applicable warranty information
Step 5 — Schedule the Work
Scheduling depends on:
- Weather
- Roof conditions
- Material availability
- Skylight availability
- Access
- Location
- Roofing-project schedule
- Current demand
- Crew availability
Step 6 — Complete the Approved Work
The crew completes the work described in the written agreement.
Previously concealed damage or proposed changes should be explained before additional work proceeds.
Step 7 — Cleanup and Final Review
Debris is removed from the designated work area and the completed exterior work is reviewed according to the approved project scope.
Skylight Types and Project Considerations
The appropriate skylight depends on the room, roof, opening, slope, ventilation needs, and project goals.
Fixed Skylights
Fixed skylights are designed primarily to provide natural light and do not open for ventilation.
They may be appropriate for:
- Hallways
- Stairways
- Living areas
- Rooms where ventilation is not required
Venting Skylights
Venting skylights can provide both natural light and additional ventilation.
Depending on the selected model, operation may be:
Manual
Electric
Solar-powered
Electrical connections, controls, sensors, wiring, or related electrical work must be included in the approved scope or handled by the appropriate qualified contractor.
Replacement Skylights
Replacement skylights may be selected based on:
Existing opening size
Roof slope
Existing framing
Roofing material
Available flashing systems
Interior shaft
Manufacturer compatibility
A replacement is not always an exact drop-in installation.
New-Construction Skylights
New construction offers more flexibility because the opening, framing, roof system, and interior layout can potentially be planned together.
However, structural changes or architectural design must be handled by the appropriate qualified parties when required.

New Roof Installation
Skylights can be coordinated with eligible new homes, additions, garages, and other newly framed roof systems.
Chimneys and Other Roof Penetrations
A water stain near a skylight is not always caused by the skylight. Nearby chimneys, wall transitions, vents, valleys, or other penetrations should be considered when relevant.
VELUX Skylights and Contractor Credential
VELUX training may apply to eligible skylight installation, replacement, flashing, and roofing projects involving compatible VELUX products.
Depending on the project, product options may include:
- Fixed skylights
- Venting skylights

Eligible VELUX products and installations may qualify for manufacturer warranty coverage when the selected skylight, flashing system, installation method, registration, roof conditions, and project meet the applicable VELUX requirements.
Certification does not mean that every skylight installation automatically qualifies for every available warranty.
Customers should review the written manufacturer warranty and project documents for:
- Coverage period
- Registration requirements
- Product coverage
- Installation coverage
- Exclusions
- Transferability
- Maintenance requirements
FC Home Improvement should also identify any applicable workmanship coverage in the written project documents.
Skylight Sevices FAQs
Do you install new skylights?
Yes. FC Home Improvement installs eligible skylights as part of new roofing, additions, roof replacements, and other approved roofing projects. Installation depends on roof slope, framing, opening size, roofing materials, flashing requirements, access, and the selected skylight.
Do you repair leaking skylights?
FC Home Improvement evaluates eligible leaks around skylights and may repair surrounding roofing, flashing, or other exterior components when appropriate. A leak near a skylight does not automatically mean the skylight itself has failed.
How can I tell whether my skylight is leaking or just has condensation?
Water that appears during or after rain may indicate exterior water intrusion, while moisture forming on the interior glass during cold weather may involve condensation. Indoor humidity, insulation, ventilation, temperature differences, roofing, flashing, and the skylight itself can all contribute. The visible conditions should be evaluated before assuming the source.
Should I replace my skylight when replacing my roof?
Not always, but a roof replacement is a practical time to evaluate the skylight because the surrounding roofing and flashing will already be disturbed. Replacement may make sense when the unit is damaged, deteriorated, obsolete, difficult to operate, incompatible with available flashing, or nearing the end of its practical service life.
Can you replace the flashing without replacing the skylight?
Sometimes. Flashing replacement may be practical when the skylight remains serviceable and compatible flashing components are available. The roof design, skylight model, existing installation, roofing materials, and surrounding conditions must be evaluated first.
Do you install VELUX skylights?
Yes. FC Home Improvement is a VELUX Certified Installer and installs eligible VELUX skylight and flashing systems. Product availability and warranty eligibility depend on the selected skylight, roof conditions, installation requirements, registration, and applicable manufacturer terms.
Can you install a skylight during a new roof installation?
Yes. Eligible skylights can be coordinated with new homes, additions, garages, dormers, and other newly framed roof areas. The project must account for framing, opening dimensions, roof slope, underlayment, flashing, roofing materials, and interior requirements.
Do you install skylights on commercial properties?
FC Home Improvement evaluates eligible skylight work for small and mid-sized commercial, multifamily, mixed-use, office, retail, church, and community properties. Large engineered glazing systems, roof monitors, smoke vents, and specialized commercial daylighting systems may fall outside the company’s normal scope.
Do you provide free skylight estimates?
FC Home Improvement provides free, no-obligation estimates for eligible skylight installation, replacement, flashing, and roof-related repair projects. Provide the property address, skylight location, visible problem, roof type if known, and whether water is actively entering the building.
