Chimney Repointing & Masonry Repair

Restore Failing Mortar & Brick Before Water and Weather Tear Your Chimney Apart

Over time, mortar joints crack, bricks start to flake, and water gets into the chimney structure. If you ignore it, you end up with loose bricks, leaning sections, and leaks into the attic or living space.

FC Home Improvement, LLC is a Taunton-based, fully insured exterior contractor providing chimney repointing and masonry repair services across Southeastern Massachusetts. We restore compromised mortar, replace damaged bricks, and protect your chimney from further water and weather damage.

  • Mortar joint repointing
  • Loose or damaged brick replacement
  • Crack repair around crowns and shoulders
  • Water intrusion prevention
  • Partial rebuilds above the roofline
  • Extend chimney life – Restore mortar and brick before you need a full rebuild.
  • Stop water at the masonry – Keep moisture out of the structure, not just off the surface.
  • Improve safety & appearance – A solid chimney is safer and looks better from the street.

The Silent Leak and the Scare-Tactic Quote

Imagine a first-time homeowner in an older brick house. One damp spring morning, a small brown stain shows up on the ceiling near the fireplace. It’s easy to ignore—but it doesn’t feel right.

She calls a handyman. He looks at the chimney from the ground, talks for five minutes, and drops a bomb: “The mortar’s turning to sand. You need a full rebuild, $15,000, and we really should start right away before it gets dangerous.” No photos, no clear explanation, just pressure.

Instead of signing on the spot, she calls us. We get on the roof, take clear photos, and walk her through what’s really going on: failing mortar joints, a tired crown, and localized moisture damage—not a total collapse. What she actually needs is proper chimney repointing, a new crown, and water protection, not a panic-priced teardown.

The leak gets fixed, the stain disappears, and the chimney is solid again—for a fraction of the “emergency” quote. The point is simple: you don’t need scare tactics, you need someone who will show you the problem and explain the right level of repair.

What Is Chimney Repointing?

Repointing is the process of removing deteriorated mortar from between bricks and replacing it with new mortar that bonds properly and seals out water.

Done right, repointing:

  • Strengthens the chimney by restoring the bond between bricks
  • Reduces water intrusion through open or cracked joints
  • Helps extend the life of the existing chimney structure
  • Improves appearance by cleaning up broken, crumbling lines

Done wrong (or with the wrong mix), it can actually trap moisture and accelerate damage. We use methods and materials appropriate for exterior chimney work in our climate.

Signs Your Chimney Needs Repointing or Masonry Repair

You don’t need to be on the roof to spot early warning signs. Common issues include:

  • Cracked or missing mortar joints between bricks
  • Flaking, crumbling, or spalling brick faces
  • Loose or shifted bricks, especially near the top or shoulders
  • Visible cracks running through bricks or along corners
  • Stains or dark streaks on the chimney from long-term moisture
  • Pieces of mortar or brick on the roof or ground below

If the chimney is left in this condition, water will keep working its way in, freezing and expanding in winter, and gradually breaking the structure apart.

Chimney repointing (often called tuckpointing by homeowners) is the process of removing deteriorated mortar from between bricks and replacing it with new mortar that seals out water and restores strength.

Our Chimney Repointing & Masonry Repair Process

Step 1 – Inspection & Assessment
We inspect the chimney from the roof and ground, focusing on:

Mortar joints (condition, depth of deterioration)

Bricks (spalling, cracking, looseness, shifting)

Areas around the crown, shoulders, and above the roofline

Existing repairs, patches, or coatings

From there, we determine whether the chimney needs localized repointing or a broader masonry repair / partial rebuild.

Step 2 – Mortar Removal & Joint Preparation

For repointing, we:

Carefully remove deteriorated mortar to an appropriate depth

Clean the joints of dust and debris

Prepare the surface so new mortar can bond properly

Step 3 – Repointing & Brick Replacement

We:

Pack joints with new mortar, tooling them to properly shed water

Replace individual damaged or spalled bricks where needed

Focus on areas most exposed to weather—tops, corners, and shoulders

Step 4 – Optional Protective Treatments

When appropriate, we can apply breathable water-repellent products designed for masonry. These help reduce water absorption while still allowing trapped moisture to escape.

Step 5 – Final Check & Cleanup

We review the repaired areas, check for any remaining concerns, and clean up the work area so you’re not left with mortar dust and debris on the roof or ground.

When Repointing Isn’t Enough

Repointing is a great solution when mortar is failing but the overall structure is still sound. It may not be enough when:

Large sections of bricks are loose, bulging, or missing

The chimney is leaning or showing structural cracks through multiple courses

Long-term water damage has undermined the core of the chimney

In those cases, we may recommend partial or full rebuilds above the roofline instead of just repointing. We’ll show you photos, explain the risk, and propose a plan that makes sense long-term.

How Repointing Fits With Your Other Chimney Services

Chimney repointing often goes hand-in-hand with other chimney work:

Chimney leak & flashing repair – Once joints and bricks are restored, we make sure flashing is sealed correctly where the chimney meets the roof.

Crown and cap work – A good crown and cap help keep water from soaking down into the masonry you just paid to repair.

We can coordinate repointing with other chimney services so you’re not doing things in the wrong order.

Chimney Repointing & Masonry Repair FAQs

What’s the difference between repointing and rebuilding a chimney?

Repointing focuses on removing and replacing deteriorated mortar between existing bricks. Rebuilding involves removing and replacing bricks themselves, often over a larger area or above the roofline. We recommend repointing when the structure is still sound and rebuilding when it’s not.

How do I know if my chimney needs repointing?

If you see cracked, missing, or crumbly mortar joints, flaking brick faces, or loose pieces of mortar on the ground or roof, your chimney likely needs repointing or masonry repair. An inspection will tell us how deep the damage goes.

Does repointing stop chimney leaks on its own?

Repointing can help reduce water intrusion through the masonry, but chimney leaks are often also related to crowns, caps, and flashing. In many cases, the best result comes from combining repointing with crown and flashing repairs as needed.

Will the new mortar match the old mortar exactly?

We aim for a close visual match, but older chimneys can have weathered or mixed mortars that are hard to duplicate exactly. The goal is a compatible mortar that performs correctly and blends well with the existing masonry.

How long does chimney repointing last?

When done correctly with quality materials, chimney repointing can last many years, especially when combined with good crowns, caps, and flashing to keep excess water off the structure.
