Chimney Leak & Flashing Repair Contractor
Fix Leaks Where the Roof and Chimney Meet Before They Soak Your HomeIf you’re seeing stains on ceilings or walls near your fireplace or chimney, there’s a good chance the leak is happening where the chimney and roof meet—not in the middle of the roof.
Cracked crowns, failing mortar, and especially bad chimney flashing give water an easy path into your attic and living spaces.
FC Home Improvement, LLC is a Taunton-based, fully insured roofing and exterior contractor providing chimney leak and flashing repair services across Southeastern Massachusetts. We fix the actual entry points, not just the visible stain inside the house.
- Chimney leak detection & diagnosis
- Step flashing & counter-flashing repair/replacement
- Shingle & underlayment tie-in around chimney
- Crown, cap, and masonry touch-up where needed
- Roofing + chimney handled in one scope
Stop leaks at the real source – We repair chimney and flashing issues on the roof, not just patch ceilings inside.
Roofing + chimney in one visit – No back-and-forth between “roof guy” and “chimney guy.”
Protect your interior – Prevent water from soaking insulation, framing, and finished ceilings.
Why Chimneys Leak Around the Roof
Most “roof leaks” near a chimney aren’t from the shingles in the middle of the roof—they’re from the details around the chimney itself.
Common causes include:
Failed Flashing & Counter-Flashing
If flashing is too short, improperly lapped, or pulling away from the brick, water can slide right behind it and run into the house.
Gaps in Mortar at the Flashing Line
Even good flashing can fail if the mortar joint it’s embedded into breaks down and opens a gap.
Cracked Crown or Cap
Water that gets into the top of the chimney can travel down and show up where the roof and chimney meet.
Improper Shingle / Underlayment Tie-In
If shingles, underlayment, or ice & water shield weren’t integrated correctly with the flashing, water can run under the system during wind-driven rain or melting snow.
Our job is to find exactly where water is getting in and fix that, not just smear sealant on top and hope for the best.

Our Chimney Leak & Flashing Repair Process
Step 1 – Inspection & Water-Path Diagnosis
We inspect:
- The chimney masonry around the roofline
- Existing step flashing and counter-flashing
- Shingles and underlayment around the chimney
- Attic or interior areas (when accessible) to see how water is traveling
We’re not guessing—we’re looking for the path water is actually taking.
Step 2 – Repair Plan: Flashing, Masonry, or Both
Based on what we find, we might:
- Remove and replace step flashing and counter-flashing
- Open up shingles and underlayment to re-integrate the system properly
- Address mortar gaps where flashing is embedded
- Recommend crown or cap work if water is getting in from the top as well
Step 3 – Flashing & Roof Integration
We:
- Install or replace step flashing along the sides of the chimney
- Install or replace counter-flashing into the chimney mortar joints
- Tie shingles and underlayment back into the new flashing correctly
- Seal necessary transitions while avoiding messy, temporary “goop jobs”
Because we handle both roofing and chimney work, we can do this as one coordinated repair, not two disconnected jobs.
Step 4 – Final Check & Cleanup
We check the area for proper water path and, when possible, review interior spots where leaks had been appearing. Then we clean up the work area and remove debris.

When a Chimney Leak Is More Than Just Flashing
Sometimes the flashing is the only problem. Other times, the chimney itself is part of the leak.
We may recommend additional chimney repair or rebuild work if we see:
- Large cracks in the chimney crown
- Missing or heavily deteriorated mortar joints
- Loose, bulging, or spalling bricks
- Overall structural concerns above the roofline
In those cases, fixing flashing alone isn’t enough long term. We’ll explain what we’re seeing and may suggest:
- Chimney repair & rebuild work above the roofline
- Crown replacement or significant repair
- A new chimney cap to keep water out from the top
The $400 Patch vs. the $4,000 Problem
A homeowner called us after a heavy rain, upset about a “small stain” on the ceiling near their fireplace. A year earlier, another contractor had “fixed” it by smearing tar over the chimney flashing for $400. The stain was back.
When we opened things up and did a full inspection, the tar patch hadn’t solved anything—it had just hidden it. The chimney crown was cracked, mortar under the cap was spalled, and water had been working its way into the structure the whole time. What looked like a quick fix was quietly turning into a much bigger, more expensive problem.
We rebuilt the chimney above the roofline, repaired the crown, replaced the flashing properly, and tied everything back into the roofing system. The leak stopped because the source of the problem was finally fixed, not just covered.
The moral? Chimneys are a system, not a spot to smear tar on. If you don’t find the root cause, you’re not fixing a leak—you’re just starting a countdown.

Chimney Leak & Flashing Repair FAQs
How do I know if my leak is from the chimney or the roof?
If stains are near the chimney or on walls/ceilings close to it, there’s a good chance the chimney or its flashing is involved. We inspect both the roof and the chimney to determine where water is really getting in.
Can’t I just caulk around the chimney and be done?
Heavy caulking or sealant right over bad flashing or open joints is usually a temporary band-aid. It may slow the leak for a while but often fails again. Proper repairs involve addressing the flashing, shingles, and masonry the right way.
Do you have to remove shingles to fix chimney flashing?
Often, yes. To properly install or replace step flashing and tie underlayment back in, we typically need to open up shingles around the chimney. This is the only way to be sure the system is integrated correctly.
Can a cracked crown alone cause a leak inside the house?
Yes. A cracked or separated crown can allow water to soak into the top of the chimney and travel down, sometimes showing up as leaks where the chimney passes through the roof or into the attic.
Is chimney leak repair covered by insurance?
It depends on whether the damage is from a sudden event (like a storm) or from long-term wear and lack of maintenance. We can document what we find and provide estimates that you can share with your insurance company.
